Niyavarn residential town with 200 units is located on the edge of Imam Reza highway. The project is in seven construction blocks and 3 different plan types in 8 and 10-story blocks. The 10-story blocks are located in the north of the site so as not to limit the light of the southern blocks.

  • According to the study stage of the project, 200 apartments with a net module of 125 to 130 square meters will be available.
  • Each block consists of seven floors, except for the middle block of the south front, which has nine floors.
  • In total, the existing blocks have 46 residential units along with 8 commercial units.
  • The parking lots of the complex are located on the 1st level of the ground, the parking lots are 200 per 200 residential units. The parking lots are connected under both adjacent blocks. There are two separate entrances to the parking lots on the west side of the complex, which reduces the traffic load and makes it easier to get around. and is transported underground by two ramps with a slope of 15%.

This residential complex has seven apartment blocks in three different types, the north and middle front blocks are the same and the south front blocks are different.

  • The building blocks were placed in such a way that the direct lighting of the buildings on the north side is maximum in the winter season. The distance between the blocks has been applied so that the lowest floors are bright in the cold seasons.
  • Each block consists of eight floors, except for the middle block of the south front, which has eleven floors.
  • Services including commercial use (eight units) located along the eastern side of the site and adjacent to Imam Reza highway, and the planned parking lots are built under the residential blocks.
  • Direct access to the town from Imam Reza highway is not possible according to urban planning regulations, therefore access to the site is possible through the adjacent street parallel to the highway.
  • Two entrances, including a security guard and a gate, are located directly on the ramps that lead to the parking lot.
  • Access to commercial units is possible through the intersection of Imam Reza highway and also from inside the town.
  • In the vicinity of commercial units, local access to the highway is possible on foot.

Among the eastern blocks, the two-story commercial units are independent of the buildings and have separate entrances.
